The first thing you'll be asked is whether this is an emergency, because if water is coming through your ceiling right now, everything else waits and we get moving. If it isn't an emergency, you just talk. There's no form to get through and no order you have to say things in.

If something is worth understanding, you'll get it explained in plain English. On a finished house we'll also ask what the walls and floors are, whether anything's been remodeled, and roughly when, because plaster, tile, and stone all change how a job gets approached and where anybody would want to open up.

Once you're ready, we get the details that actually help. Your address, how to reach you, and photos of the problem if you have them, so the contractor often knows what he's walking into before he parks. From there we keep the arrival window as tight as we honestly can and we keep you in the loop. La Jolla means the jewel. Or, possibly, land of holes.

Everyone here knows La Jolla as the Jewel, from the Spanish la joya. The trouble is that scholars have argued about that for a very long time, and most of them land somewhere else. The Kumeyaay called this stretch of coast mat kulaaxuuy, land of holes, most likely for the sea caves cut into the bluffs, and the theory is that Spanish settlers wrote down what they heard and got La Jolla out of it. So the most photographed address in San Diego County may be named after holes in the ground. As people who spend their days dealing with what runs through holes in the ground, we find that fitting.

The town itself is younger than the argument. Frank Botsford subdivided the land and auctioned off lots as La Jolla Park in 1887. The Red Roost and Red Rest cottages went up in 1894 and are still standing near the Cove, generally considered the oldest surviving buildings in town. Ellen Browning Scripps settled here a couple of years later, and her name eventually ended up on institutions all over La Jolla.

Those cottage era bones are still part of La Jolla's charm and its plumbing reality. Houses here run from hundred year old originals near the Village to hillside estates, and the older ones have had a century of remodels layered on top of whatever they started with. In a house finished to that level nobody wants exploratory holes in the walls, which is exactly why detection equipment and cameras exist. Knowing before opening is the whole game here.
